HOW WE WORK
At Wilson Harley we typically follow a 10 step process as follows:
- Site Identification: Whether we have identified a site from our research or local knowledge or whether we have been contacted by an owner with land or buildings to sell, this is where every project starts.
- If the site offers potential to be enhanced in value by the planning process then we will typically enter into a promotion agreement with the owner. In some circumstances we may make an offer to purchase at this stage.
- Once the promotion agreement is signed the hard work can commence. We undertake extensive site assessment and investigation of the site. You can expect to make friends with our architectural, planning and surveying team during this phase.
- Following our investigation we will produce a scheme which will be ultimately submitted to the planning department.
- Prior to submission we may undertake consultation with neighbouring Owners, planning officers, building engineers, archeological consultants, ecology experts, heritage consultants to name but a few.
- Following our further consultation we may adapt and update our planning strategy in readiness for submission.
- Planning Application is submitted to the Local Authority
- During the planning process we will liaise with the assigned Case Officer and may amend our submission or provide further specialist reports to assist in the local authority’s determination of our application.
- Decision time. The planning department will hopefully issue a planning consent for our proposals.
- Sale of Site. Your land or buildings will be sold with the benefit of planning permission and you will enjoy your agreed proportion of the sale proceeds. In the event that you wish to retain your site and develop it yourself then that is of course fine. You simply pay us our agreed fee and you can proceed with your development.
